An exciting redevelopment of the heart of Chorlton could lead to many more people contacting local estate agents over the chance to live in this popular area of Manchester.
The One Chorlton project, conceived by developer PJ Livesey in partnership with Manchester City Council, aims to transform the area currently occupied by the dated Chorlton Shopping Precinct, the Graeme House office building, and an adjacent car park. The developer has previously worked on several projects in Didsbury.
Central to the vision will be the development of around 200 homes for owner-occupiers on the site. These will include a “diverse mix of one, two and three-bedroom apartments, duplexes and townhouses”, the blueprint notes, with around 20 per cent of the homes being classed as affordable.
The area is designed to provide a highly attractive new centre of Chorlton, with extra greenery being provided partly by raised gardens for residents’ use, as well as a ‘linear park’ along Barlow Moor Road, created by setting the buildings back from the pavement to create a pleasant strip of greenery.
Other features include new commercial space, a focus on pedestrian access and cycling, underground parking, and an architectural emphasis on ensuring the homes have features common to Chorlton, such as bay windows and detailed brickwork. Photovoltaic panels and heat recovery systems play a key role in environmental sustainability.
The new homes will be close to Chorlton’s transport links, being adjacent to the number 23 bus route serving the Trafford Centre, Didsbury and Stockport, as well as being within walking distance of the Chorlton Metrolink stop.
A public consultation is now taking place over the plans, with PJ Livesey hoping to submit a planning application early in 2024 and, if all goes well, start construction work next summer. Based on this timescale, the first homes will be available in 2026.
