BUYERS GUIDE TO SUCCESS
At L A Property Discovery we understand that buying a property can be a very daunting time. Therefore, we have put together a helpful checklist to prevent you from making any costly mistakes whilst helping you to find your dream property!
If borrowing money then you will require a mortgage in principle whereas if making a cash purchase be prepared with evidence of statements and investments.
A mortgage in principle will help you to understand how much money you have to fund the purchase, better supporting you in your property search with us
If so, do you want to sell before or after you’ve purchased your new property, or alternatively have you considered letting your property out? Either way, it is important for you to organise this as it can make your offer stronger.
Our sales team will communicate with the buyer, putting forward any special conditions you may have
At this stage we will require you to confirm and instruct a solicitor and mortgage broker, however to save you the stress of searching we have a number of trusted and tested providers whom best understand the local area and experts in such areas
We pride ourselves in communicating and supporting all parties, you will be kept in the know the entire time. Your instructed solicitor will complete the following:
- Evaluate and identify queries on receipt of the contract outlined by the seller’s solicitor
- Request their own local services
- A date will be confirmed for contract exchange
Your mortgage provider will instruct a survey in order to highlight any structural problems and advise on the property value.
From here a mortgage valuation report will be produced, this is when both yourself and instructed solicitor will receive the formal mortgage offer. In order to make the offer legally binding you will need to sign and return to provider
Once contracts have formally been exchange the deposit will be transferred via bank draft from your solicitor to the seller’s solicitor. By mutual agreement the completion date will be set!
Congratulations, once the residual monies have been exchanged from your solicitor to the sellers, the keys will be released!
